    Our report will include advice on lease structures; benchmark costs and identify areas for potential savings; examine space utilisation and collate lease, costs and other property information.

    Strategic advice – in consultation with an organisation’s senior management team and any relevant stakeholders, we can provide advice to align the property portfolio with the business objectives and reduce costs.

    Transaction management – delivering and managing acquisitions, disposals, rent reviews, lease renewals and lease exits. We will either self-deliver, or procure and manage a service provider from our extensive range of contacts throughout the industry in the UK and internationally.

    Lease management – management of key lease events, collating and updating lease and property information in a format to suit you; liaising with third parties, including property lawyers; ensuring that lease events are managed in a timely manner, mitigating risk, ensuring compliance and helping to inform business decisions.

    Lease re-gearing – using lease expiries and breaks to renegotiate lease terms to improve flexibility and/or reduce cost.

    Rent, Business rates, service charge and facilities – reviewing costs, highlighting areas for challenge/reduction and managing the process from start to finish.

    Management of surplus properties – supporting you on empty and tenanted properties. Negotiating with your landlords, ensuring a clean exit on the best possible terms, finding and managing tenants and ensuring that empty properties are compliant and secure.

    Development – We provide advice at the key points in the development life-cycle.

    • Typically we advise clients at the outset by identifying the best use for the property or site. This requires analysis of the values achievable and the development cost but also understanding what the client wants to achieve from the scheme whether it’s income, capital receipt or a combination of the two. We either construct bespoke financial models or use proprietary software dependent upon the complexity of the scheme and the range of options which need to be analysed.
    • We also advise on planning matters such as viability assessments focused on S.106, affordable housing and CIL contributions.
    • Where the site requires the expertise or finance of a third party we are well placed and experienced to advise on the use of joint ventures to unlock value and deliver difficult sites.

    Project Management – We provide a project management service to coordinate and lead the delivery of core real estate activities to assist Landlords and occupiers. Typically we assist in the following:
